    Misconception #1 – Now that real estate information is online, you don’t need a real estate agent.

    Actually, because there is so much information available online, it is more important to have a real estate agent on your side.  You need someone who knows the market and  can evaluate the right list price and purchase price.  It’s also important that you have someone on your team who understands the overall process.

    There is so much that goes into buying or selling a home.  It is a huge financial decision, but also an emotional one.  When you’re in the middle of this life changing process, it’s important to have someone who can advise you, keep you level headed, and going in the right direction.

    Misconception #2 – You need 20% down to purchase a home

    Did you know it is possible to get a loan with as much as 3% down.  It’s true!

    Our country did go through a mortgage crisis several years ago and lenders did tighten lending requirements.  However, today, they have loosened somewhat.  While you do need a great credit score and verifiable income, you don’t have to have 20% to put down.

    Misconception #3 – Spring is the best time to sell your home

    In Spring, grass is green, flowers are blooming, and your house looks its best.  BUT this doesn’t mean you can’t have your house on the market in the dead of winter.  Not all buyers are families with children who have to move with the school year.  There are people buying houses every month of the year!!  Actually, the best time for your house to shine is when inventory is low, and that’s in the winter months.
